Still waiting

Well we were supposed to hear back about the house by Wednesday and we have not. I wasn’t horribly disappointed that we didn’t hear back by Wednesday because I know that since it is a short sale, the process takes much longer than usual (sometimes up to 6 months!). We were forewarned that even though we asked for the acceptance date to be a week after our offer was submitted, we probably wouldn’t hear back by then. We do however know that things are moving forward. We know that the owner of the house has accepted our offer. The bank has also forwarded us more documents to sign as well that protect them. So right now we just wait.

It has been very hard to wait! I need to call my landlord about us moving out but I don’t know for sure when that will be so I’m delaying in calling him. However, they need to know at least 30 days in advance so I need to call them soon but I don’t have any sort of answer yet! I guess I just need to hope that they will be open about the move-out time.

There are a ton of things that we need to do and we can’t until we know we are for sure getting the house. We need to buy a lot of expensive things that are necessary for the house. The house doesn’t have a washer and dryer, we need a lawn mower and we just found out the other day that the current owner’s brother took the fridge. Those are probably the only things that we will need right when we move in but those are four very expensive items!

Another thing that has made it very hard to wait is that I want to start packing! I love moving!!! I get to go through all of my stuff and throw away things that I don’t use/need any more. Unpacking all your stuff in a new house is an amazing feeling! You get to start fresh!

A few of the things I am most looking forward to: (1) getting Winston (golden retriever puppy), (2) getting a porch swing; (3) getting a decent grill and being able to grill out during the summer, (4) being able to paint the walls, (5) being able to have both of us park in a garage so I don’t have to park in the street anymore; and (6) going home to something that is mine!

To build or not to build?

There is something that I have been pondering in my head for quite some time. I haven't really voiced it much but now I'm starting to wonder if it could be a good idea. So the question is: Should we continue to look for a house or should we just buy some land and build our own house?

There are obviously pros and cons to each side. One major pro to buying a house is that you get to buy it and move in right away. Which makes building a con because you have to wait until the house is finished to move in. One of the major questions in my head is which would be more expensive? I know that if we decide to build we won't want to build cheap. If I am going to build a house I want it to be somewhere where we will live forever. It obviously won't be a luxurious home but it won't be cheap either. So does expense fit into a pro or con? I have no clue! Does anyone have any advice for me????? I need more pros and cons for each. If we were to build I have absolutely no idea where to start! Help!

My dreams are crushed.....

So my dreams have been crushed once again… I have always been that type of person who has big dreams and high hopes for the future. I basically have my life planned out for myself already. I always said that I wanted a house by the time I was 22, wanted to be married by the time I was 23, wanted to start having kids by the time I was 26, etc, etc. (You get the point). Well, I’m 23 and I do NOT own my own house yet, I’m NOT married. I’m not even engaged yet. WTF… It has been 6 years in May and I’m not even engaged yet! WTF is up with that? Anyways, that is the least of my worries right now. First I want to get the house and that is not going my way right now. Phil and I had a talk a couple weeks ago about talking to lenders and starting to look for a house. The talk went very well so of course I get all excited and start doing my research and all that jazz right away! Two or three weeks go by and we finally have our first meeting with a lender. The meeting itself went pretty good. He said we are pre-approved and we can basically start looking for a house. He showed us two different loans that he thought would work for us. On one loan we would need a 3.5% down payment and the other we wouldn’t need any down payment. Phil liked the loan with the 3.5% down payment because otherwise we would be tacking another $6,000 to our loan if we didn’t have a down payment. That’s completely fine with me. After the meeting though we got into a huge, huge fight and long story short, he crushed my hopes of buying a house soon. He wanted to have 10% down payment plus extra money for a cushion in case something happened. I wanted no down payment and a house NOW. After two hours of arguing we finally came to a compromise. I would save my half of the down payment (which would be about $2,500 for a $150,000 house) and then we would start looking for a house. He of course has his half of the down payment plus a lot more so we are just waiting on me. I told him that once I get my half, we will start to look and he CANNOT go back on his word. He is very fussy about having a security blanket to fall back on and I obviously won’t have that. Once I have my half we will start looking and he cannot go back on his word just because I don’t have a security blanket in my savings. So the question is how long will it take me to save that much money? I have $550 saved already. Only $2,000 more to go! I would LOVE to get my half as soon as possible because I would want to buy a house before our lease is up in November and also before the free $8,000 from the government goes away in December. (That would be a pretty nice security blanket in case something happened.) Anyways, I just felt like bitching a little.

Lets start off by saying that I had an EXCELLENT time this weekend with my girls! On Saturday we went to the Mall of America to do a little shopping. Well, I guess I should say a lot of shopping since we were probably there for a good 7 hours. I bought 3 pairs of pants, 4 shirts, a new pair of shoes and some new undies. I think that’s all… I’m wearing my new shoes today. :) Three of the new shirts I bought I have to wait until it gets warmer out to wear… Poo… I like to wear all my new stuff right away! But I guess I’d rather not be cold at work.

After our wonderful day of shopping we went out dancing. We all had a good ol time! :-) I wish I wouldn’t have drank the last drink though. I woke up with a slight hangover. Plus my knees and legs hurt sooo bad the next morning! I am very badly out of shape. :( That is the next thing I think I’ll work on. Since I have a desk job, it is hard to keep the weight off. And since the weather has been so crappy and cold, I haven’t gone on a nice long walk since last fall! I have tried a few different workouts but nothing has seemed to work. Any ideas?

Phil and I had a talk about buying a house. We have had this talk many times before and it always ends badly. This time however, it didn’t! It actually went pretty good. I told him that I wanted to go talk to a realtor and see what we could afford right now and look at some houses. He is still pretty iffy about buying a house right now but he said he wouldn’t mind talking to a realtor and seeing what we can come up with for monthly payments. I know we could afford to buy a house right now and I think if he talked to the realtor he would believe me. I think that if I get him to look at some houses, he will probably get excited about it. Plus, sometimes it takes a while to find a house. Our lease isn’t up until November but it might take that long to find a house that we really like. Does anyone know of any good realtors? We thought of starting with Westconsin Credit Union because we both bank there. We don’t know anything about mortgage loans and all that stuff so we don’t want to get screwed. We want someone who will be honest with us. Honesty... does that even exist in the real estate business?

Phil and I decided to start having a date night every Friday night because we want to put some more “excitement” into our relationship. We have been doing the same old thing everyday for the last couple years and it was getting old. We rarely went out on “dates” and we got use to sitting at home all weekend. However, I don’t want our date night to be the same thing every Friday night. I need some more ideas of some things we can do. We can obviously go out to eat and go to the movies but what other fun things can we do that don’t cost too much money? Once summer comes it will be easier to find things to do but for now I’m stumped! HELP!

This weekend my Mom and little sister are coming to visit! I’m so excited to see them! I haven’t seen them since Christmas. I guess JackiLynn has learned to walk and she likes to talk a lot too, even though she is the only one who understands what she’s saying. She will be so much fun! I will be sure to take lots of pictures!
